Paver Sealing & Repair by NexGen Remodeling in Los Angeles

Do paver patios and driveways actually need sealing?

Sealing is not structurally required, a correctly built paver surface will hold up unsealed, but it does two useful things. It stabilises the polymeric sand in the joints, which is what stops sand washout, weed growth and the slow loosening that leads to units shifting. And it resists staining, which matters most on a driveway where oil is a fact of life. How often depends on where you are. Coastal properties in Santa Monica, Ventura and Oxnard sit in marine-layer damp for much of the year and need a shorter cycle than an inland yard in Woodland Hills or San Dimas. The honest caveat: sealing a surface whose base has failed is putting a finish on a problem. If your pavers are settling or rocking underfoot, sealing them will not help and we will tell you so rather than taking the easier job.

Every quote is built line by line after someone walks your property, so there is no square-foot rate on this page that would turn out to be wrong for your yard. Get a free on-site estimate and we will bring real turf and paver samples with us.

NexGen Remodeling cleans, re-sands, seals and repairs existing paver surfaces across Los Angeles County, the San Fernando Valley, Santa Clarita, and Ventura County, including installations we did not build. A paver surface that was correctly installed is a thirty to fifty year surface, but the joints between the units are consumable. Joint sand washes out over time, faster on coastal properties where the marine layer keeps everything damp for months, and once the sand level drops the units lose lateral support and begin to move against each other. Cleaning, re-sanding with a quality polymeric sand and sealing resets that clock, and it costs a fraction of relaying a surface that has been allowed to loosen. We also carry out localised repairs: lifting settled areas, correcting and recompacting the base beneath them, and resetting the original units. Where the underlying base was inadequate across the whole installation. We will say so, repeatedly re-laying sections of a driveway built on a thin base is a treadmill, and telling you that is more useful than selling you the first lap. NexGen is licensed (CSLB #1127800), insured and bonded, with a 2-year workmanship warranty on the work we perform.

What Goes Wrong with Neglected Pavers

  • Joint sand washes out, faster on coastal properties
  • Weeds and moss take hold in depleted joints
  • Units lose lateral support and start to rock underfoot
  • Oil and rust stains set permanently into unsealed surfaces
  • Small settled areas spread if the base beneath is not corrected
  • A surface left long enough stops being a maintenance job

What Maintenance Actually Does

  • Restores lateral support between units
  • Stops weed and moss growth at the source
  • Resists oil, rust and organic staining
  • Repairs stay localised instead of spreading
  • Extends a correctly built surface toward its full lifespan
  • Costs a fraction of relaying a loosened installation

Common Questions

It depends far more on where you are than on the calendar. Coastal properties in Santa Monica, Ventura, Oxnard and the South Bay sit in marine-layer damp for a large part of the year, which keeps joints from fully drying and drives sand washout and organic growth, those need a shorter cycle. Inland yards in Woodland Hills, San Dimas or Simi Valley stay dry for months and can go considerably longer. Rather than a fixed interval, the useful signals are joint sand sitting visibly below the paver chamfer, growth appearing in joints, or units that move slightly underfoot. Any of those means it is time regardless of when it was last done.
